CVE Master Management Hosts Annual Town Hall Highlighting Major Milestones and Investments
CVE Master Management held its annual Town Hall presentation at the end of February in the Le Club Theater, providing residents with a comprehensive overview of the services, projects, and financial stewardship that define the organization’s role within Century Village East.
Board President Eli Okun and Executive Director Val Smikle led the presentation, walking residents through the scale of operations that support a community of more than 16,000 residents, 26 miles of roads, extensive underground and above-ground infrastructure, a private security force, and a robust transit system. With more than 90,000 vehicles passing through the Village gates each week, presenters noted that CVE functions much like a small Florida city.
The clear highlight of 2025 was the completion of the new Main Gate, described as the most visible and impactful capital improvement undertaken by CVE Master Management. The former structure was fully removed and replaced with a modern, architecturally cohesive entrance that aligns with the East Gate, completed in 2018, and the West Gate, completed in 2020. Together, the three entrances now form a unified system designed to project quality, permanence, and pride.
Beyond aesthetics, the Main Gate project included practical upgrades, such as the installation of breakaway gate arms at all entrances. Unlike previous gate arms that required emergency repairs when struck, the new design allows security personnel to reposition the arm immediately, reducing lane closures, service interruptions, and repair costs.
Looking ahead, presenters highlighted continued progress on CVE Central Park. In 2025, all four park parcels received final approval from the City’s Development Review Committee, clearing the way for construction. Parcel 4 is expected to become the focal point of development in 2026, featuring a half-mile walking trail, offshoot paths, gazebos, passive recreation areas, and preserved natural spaces. Positioned between Berkshire, Grantham, Ashby, Century Boulevard, and the Clubhouse, the park is designed to serve as a central oasis within the Village.
Security and safety initiatives were another major focus. A new eight-foot decorative perimeter wall along Hillsboro Boulevard replaced aging wire fencing, enhancing both security and appearance. Inside the gates, CVE Master Management continued roadway restriping, sidewalk leveling, drainage improvements, sewer repairs, and sinkhole remediation. When residents raised concerns about unstable stairs at the Le Club stage, a handrail was promptly installed, reflecting what presenters described as a commitment to listening and responding.
CVE Master Management also partnered with law enforcement and fire rescue for on-site training exercises and hosted three free immunization events in partnership with Walmart, underscoring an expanded definition of community safety that includes public health.
Strategic partnerships delivered notable financial benefits. Through negotiations with the Florida Department of Transportation, CVE Master Management secured full state funding for the long-awaited Newport–Harwood connector road, a project long viewed as critical for emergency response access. FDOT also agreed to cover landscape irrigation costs along the SW 10th Street perimeter wall. Additionally, coordination with Broward County Transit to extend Sunday Route 48 service eliminated the need for a duplicate Village bus, saving approximately $10,000 annually.
Transportation enhancements included the addition of two new buses to the fleet and a new route serving Coconut Creek. Shuttle service was also provided to government hearings on issues affecting residents, including landfill and law enforcement matters.
Other capital and maintenance improvements in 2025 included new pavers along West Drive approaching the West Gate, drainage upgrades in the Markham neighborhood, sewer repairs in Newport, new fountains in Village waterways, and a full flooring replacement at Le Club, along with new carpet and a backstage door. ADA concrete pads were installed at bus stops, call boxes were upgraded at the Tilford tennis courts, and storm windows were added at Le Club to enhance storm protection.
The financial portion of the presentation outlined the 2026 budget of approximately $19.39 million. Of the $185 monthly coupon, 65 cents of every dollar is immediately paid to third parties for expenses such as utilities, cable, transportation, insurance, and security. Presenters emphasized fiscal responsibility while continuing to invest in infrastructure and quality-of-life improvements.
The presentation concluded with a question-and-answer session, giving residents an opportunity to engage directly with leadership. As President Okun and Executive Director Smikleemphasized throughout the morning, the goal remains consistent: maintaining excellence, safeguarding residents, and investing strategically in the long-term strength and value of Century Village East.
