Answering the Question: Is This a Good Building?

Since joining the CIAC Committee in 2022, I have spoken with several real estate agents who represent property sellers and buyers in CVE.
I’ve learned that after falling in love with our amazing CVE community, buyers often tour several condo units that are for sale. One of the first questions they ask their agent is:
“Is this a good building?”
It’s a question that realtors struggle to answer—because they often lack the information needed to provide a clear and truthful response.
That’s where CIAC—the Community Improvement and Accreditation Committee—comes in. The committee was formed by COOCVE, Master Management, and CenClub to examine how our CVE associations are operated, to establish community standards, and to evaluate associations that apply for accreditation against those standards.
In simple terms, a CIAC-accredited association has demonstrated it can say “yes” to some very important questions. Does the condo association operate in compliance with its governing documents as well as state and federal laws? Can the association show that it has sufficient financial resources to maintain its property, and does it administer operations in a responsible, economical manner? Are meeting notices properly published and posted? Are board decisions made democratically and transparently, with outcomes shared with all members through published minutes?
If you think your association deserves public recognition for its excellence, our committee would be happy to work with your board. Our process is not a simple “pass/fail” system. If there are areas that need improvement, our committee will work with your board to address them. CIAC will show you what is necessary, and we will help guide you.
Together, we can give buyers, sellers, and—most importantly—residents who intend to live here long term the comfort of knowing which of our CVE buildings truly qualify as “good buildings.”
